Stalled North Van rental project passes fresh vote

A six-storey rental development previously rejected by City of North Vancouver council is back, albeit slightly shorter and more affordable.

Council voted unanimously Monday night (June 7) to advance and set a public hearing for Nor-Van Vliet Properties’ proposal for 24 rental homes at 2612 Lonsdale Ave., currently home to a two-unit rental building from the 1950s.

In February 2019, council voted to send a very similar 26-unit proposal back to staff for revisions. At the time, council members cited its height and density, its preponderance of one-bedroom suites and lack of family-sized units, and the 10-year expiration date on below-market prices that would come with 10 per cent of the units.

Since then, the developer has reduced the total number of rentals to 24, converted more of the floor space for three-bedroom suites, upped the energy efficiency, and guaranteed the below-market rental units will stay that way in perpetuity. The developer also chopped four feet off the total height, bringing it down to 61 feet.

Council had very little to say about the latest iteration of the plan, but Coun. Jessica McIlroy, who did not support the original proposal in 2019, said it was an improvement.

“I’m pleased with the changes that have been made and what we're seeing presented so far to address some of the comments that were previously made by council,” she said.
