Developer seeks to replace Lynn Valley Safeway with new store, residential towers

A long-dormant proposal to redevelop the Safeway next to Lynn Valley Centre is coming back before the District of North Vancouver.

Developer Crombie REIT is seeking to build five buildings ranging from six to 12 storeys, with 479 homes, a new supermarket and 13,400-square-foot public amenity space, plus 713 underground parking stalls, at 1170 East 27th St.

The preliminary application doesn’t specify what the mix of strata, market rental, and below-market rental homes would be.

Under the district’s official community plan, the site is considered a town centre slated for higher density mixed-used development. The preliminary application was filed with the district last month and is currently being reviewed by staff.

A separate preliminary application to rezone the site was first filed in 2012. That proposal included a new 59,000-square-foot Safeway and a 22-storey residential tower with 165 units. That proposal was withdrawn by the developer, however, and the property later changed hands.
