Dundarave rezone to get hearing

If the motion passes, the three-storey building, located across the street from Irwin Park elementary, would house one commercial unit, nine residential units, and an underground parking garage.

A Vancouver firm specializing in appraisals estimated the Dundarave project would increase the value of the property by $195,000.

If the rezoning goes forward, the applicant has agreed to pay $146,250 as a community amenity contribution.

While the project doesn't require an amendment to the West Vancouver Official Community Plan, it would require variances for the size of the rear yard and the height of the building.

The proposed height of the building is 12.6 metres. The current permitted height is 10.7 metres, although the applicant, Noel Richardson, has agreed to build a flat roof to minimize harm to neighbour's views.

The project would also devote more floor space to residential units than the district permits, and provide slightly fewer parking stalls than the district mandates.

A public hearing regarding the possible rezoning is scheduled for Nov. 7.
