If you dream of owning a detached house in a waterfront location but have less than $800,000 to spend, you’re likely to be out of luck in this region – unless you buy a home that doesn’t come with any land.

Catching our eye this week is a delightful little float home, moored close to Lonsdale Quay in a gated marine community in North Vancouver, and listed on April 5 at $799,000.

This charming 1,281-square-foot, two-bedroom, two-bathroom house has been fully renovated top to bottom, so there’s nothing to do but move in and start living the dream. Plus there’s no pesky yard to take care of.

But of course, like the fishing you might want to do from your dock, there’s a catch. Float homes come with a moorage fee, and for this one you’ll pay around $1,300 to $1,500 a month (depending on whether you pay annually up front, or monthly), which takes care of your slip placement, water supply, sewage, 24-hour security and parking.
