There’s only one council meeting scheduled for Monday but when there’s a massive development in the offing, one is all you need.

Nestled between Mountain Highway and Kirkstone Park, the Emery Place development consists of 411 units spread between five-, six-, eight-, and 12-storey buildings as well as three-storey townhouses.

Council’s approval would mean demolishing 61 rental apartments.

Mosaic development group has offered displaced tenants three months free rent, $2,000 in moving expenses and a residency bonus. A tenant who’s stayed there for one year would get a $240 bonus while a 15-year resident would pocket $6,300.

Displaced tenants would also have first crack at renting in the new development.

The development is primarily strata, although it’s also slated to include 84 market rental and affordable rental units.

Given the opposition to a plan to pave the 140-metre gravel path that juts eastward from the body of Kirkstone Park, Mosaic has proposed adding 6,828 square feet to the park, including a new pathway.

District council is slated to decide between sending the proposal to public hearing or halting it at first reading.

Monday’s agenda also includes a delegation from the West Vancouver field hockey club, an update on plans for the Marine-Main B-line, which runs from Dundarave to Phibbs Exchange.
