The City of North Vancouver approved the Low Level Road project with the intent to "improve community livability." Within months of that approval - Port Metro Vancouver is being asked by Richardson Terminals to build a 175feet high by 575-feet wide wall of grain elevators that will permanently impair the viewscape of the North Shore and seriously erode property values for homeowners in the 500 and 600 blocks between East First Street and East Fifth Street.
One hundred home owners will be affected by the development. The expected property value loss will range from 10 per cent to 40 per cent of
property values for owners depending on their distance from the development and the impact of the development on their view. This is between $100,000 and $400,000 per affected owner. A total of $20,000,000 of property value will be lost. The life savings of a number of residents will be destroyed if this development proceeds.
The City of North Vancouver should stand up for its constituents and demand that Port Metro Vancouver insist that Richardson Terminals implement their alternative plans that do not have this impact.
